The Open House PlaybookTurn Sign-Ins Into Clients in 72 Hours

An open house has three audiences and most agents only work one. Five moves that win the seller, the neighbors and the buyers: the neighbor preview, the no-pressure sign-in, reading the room, the two-hour text and the one-page recap. With worked examples, guides for the tricky moments, and templates to send.

Move 4: the two-hour text

Within two hours of locking up, text each person you had a real conversation with. One at a time, from your own phone. It's the single highest-value thing you'll do all weekend, and the one no system should send for you.

The usual

Hi! Thanks so much for stopping by the open house today. Let me know if you have any questions!

Could have been sent to anyone. Asks them to do the work. Easy to ignore.

The two-hour text

Hi Riley, it's Alex from 412 Maple Ridge. You said the second bedroom felt small for an office. Two homes nearby have a real den in the same range. Want me to send them?

Uses the one line you wrote down. Offers one specific thing. Asks a question they can answer in a word. (A sample, with a fictional visitor.)

The full playbook has the other four moves: the neighbor preview, the no-pressure sign-in, reading the room (with a filled-in sample card), and the one-page seller recap (with a full sample), plus guides for the tricky moments and templates to send.
